Preparing Your Listing To Sell

Upon walking through your property, our agents may make suggestions to help buyers view your property in the best light. Below are some simple ways to maximize your home's appeal:

Exterior

  • Keep grass freshly cut
  • Remove all exterior clutter from your yard and entry ways
  • Apply fresh paint to wooden fences and paint the front door
  • Pull weeds and freshly mulch your garden beds
  • Wash or paint the homes exterior
  • Ensure gutters and downspouts are firmly attached to the house

Interior

  • Remove excess wall hangings, furniture, and knick knacks
  • Clean or paint walls and ceilings (if you decide to paint, choose neutral colors)
  • Shampoo carpets, vaccuum and mop your floors
  • Clean and organize cabinets and bathrooms
  • Clean light fixtures and make sure all lightbulbs work

Marketing Your Property Before We List

Professional Photography

For all of our listings we hire a professional real estate photographer who will take pictures of every aspect of your property. Once we get the pictures back, only the best photos highlighting the features of your home will be placed online.

Video and Drone Footage

At our agents discretion, we offer professional video and drone footage of your property to enhance potential buyers ability to envision themselves living there.

Advertising

Not only do we strategically market your property through various social media platorms that we use, but when you list your property with us, we will also run Advertisement Campaigns through Facebook and Instagram to help reach people that don't even follow us.

Coming Soon/Office Exclusive

Both a Coming Soon and Office Exclusive allow your real estate team to market your listing before it is "Active" on the market. When a listing is up as a Coming Soon, other agents will be able to view it on the MLS and schedule showings for once it does go "Active" on the MLS. When a listing is an Office Exclusive, that means we will be able to talk about your property with other agents in Keller Williams Greater Lexington, and potentially even find you a buyer before going "Active"!
